Remodeling a commercial building during a recession sounds like a silly idea. But what if it resulted in a five or six-figure cost reduction to your company’s annual energy bill? Sound impossible? It’s not; at least, not when your remodeling project focuses on making your building more energy efficient. Energy efficient construction is a growing trend among companies that want to cut their operating costs and support the environment in the process. Often referred to as “green construction”, energy efficient construction can be implemented through new construction or retrofitting, with most companies opting for the latter.

When companies retrofit for energy efficiency, they avoid the cost of new construction and remove the inefficient, costly operating systems put in place by old construction. There are a variety of options for retrofitting a building to achieve energy efficiency. But three areas that most companies focus on are HVAC, interior lighting and electrical power usage.

In most cases, the costliness of traditional HVAC systems isn’t the result of arcane technology. Rather, many HVAC systems aren’t optimized for the size of the building that they inhabit. For example, air distribution fans and chillers are often “oversized”, using more energy than they need to without producing a better result. With air distribution fans accounting for 7 percent of a commercial buildings electrical usage, downsizing the fans to cut their power usage by 50 percent can offer you the same climate control at a fraction of the old price.

For companies that use green building practices in new construction, natural lighting is often used to decrease the need for interior lighting. But for companies that need windowless buildings or that reside in small windowed buildings, retrofitting their current incandescent lighting system for fluorescent lighting offers significant cost savings. Fluorescent lighting is five times as energy efficient as incandescent lighting and can last for up to twenty times as long. Considering that a commercial building’s interior lighting usually accounts for 30 percent of its total power usage, adding energy efficiency through fluorescent lighting can yield big savings.

Even after companies remodel their HVAC and lighting systems, they are still left with HVAC and lighting systems that depend on electrical power. Consequently, implementing photovoltaic solar panels to reduce electrical load becomes another significant cost cutting measure. Some companies are able to run their systems on solar power alone. But even where industrial systems require electricity, lightening the electrical load with solar panels is a recommendable cost-cutting measure.

During the current recession, many companies are cutting costs through layoffs. But some companies are taking a more positive approach to cost cutting, retrofitting their old operating systems with energy efficient designs. Whether your company consists of mostly industrial space or mainly office space, energy efficient construction will reduce your operating costs right now and long after the current recession has ended.

During a recession, cost cutting can become the only way for companies to stay afloat. But cost cutting needn’t consist of layoffs and product cancellations. By using energy efficient construction to retrofit their HVAC and Lighting systems, companies can realize significant savings by making their facilities more energy efficient.
